With the recent bushfires and also with bushfire season approaching, state governments have issued new regulations regarding the building of houses in fire rated zones. The new regulations are defined as BAL (Bush Attack Levels)The new regulations are as follows:-
- BAL LOW
- BAL 12.5
- BAL 19
- BAL 29
- BAL 40
- BAL FZ (Flame Zone)
Whilst most of these regulations do not effect city dwellers, it definitely effects people considering building in rural areas and especially where growth is within 30 metres of their intended building areas.
Some of the items affected with each house can include the floor system, windows, screens for windows external doors, external cladding and in some cases the roofing.
Don't get caught out by thinking that just because you have had your house approved through council that this protects you from having to comply because a lot of councils require that a private certifier must sign off on a house in their area and if he/she requires that the house be bought up to any of these levels that will mean that you may have to outlay more expense for extra protection.
